Ealing, W5 – Residential Conversion & Development

Adam Renovations undertook the acquisition and redevelopment of a residential property in Florence Road, Ealing, W5, identifying an opportunity to increase both the accommodation and long-term value of the asset.

Following acquisition from a private owner, the property was comprehensively assessed from a planning and development perspective. A value-add strategy was developed around the existing building, including regularisation of the established accommodation and the creation of an improved residential layout.

The completed development comprised ten self-contained studio units together with a three-bedroom apartment, substantially increasing the residential accommodation available within the property.

Further development potential was also secured through planning permission for additional basement accommodation, adding another layer of value and flexibility to the site.

The project required coordination across acquisition, planning strategy, residential conversion, development appraisal and commercial negotiations. An operating arrangement was subsequently established for the completed accommodation before the asset was sold on to a property investment company.
