Barnet, N3 – HMO Conversion & Three-Storey Residential Redevelopment

Adam Renovations undertook the substantial redevelopment of an existing two-storey property in Barnet, N3, involving the creation of an additional storey and comprehensive reconfiguration of the building for mixed residential and commercial use.

The scheme was designed to maximise the potential of the existing property by retaining commercial accommodation at ground-floor level while converting the first and second floors into HMO residential accommodation.

Significant structural works were required to facilitate the additional storey and revised internal layouts. The construction programme included structural alterations, new floor and roof construction, partitions, building services and the associated works necessary to integrate the new accommodation with the existing building.

At upper-floor level, the residential areas were configured to provide practical accommodation suitable for multiple occupation, requiring careful coordination of layouts, circulation, fire-safety provisions, services and internal finishes.

The project demonstrates how an existing London building can be comprehensively redeveloped to increase usable floor area and create additional residential accommodation while retaining the commercial use at ground-floor level.
