What Drawings Do You Need Before Getting a Building Quote?

A practical guide to the architectural, structural and specification information London homeowners need before requesting a reliable building quote.

For a reliable quotation, provide the latest architectural plans, structural details, specifications and relevant services information. Planning drawings alone are often insufficient for a firm price.

Planning drawings are only a starting point

For a reliable construction quotation, provide current, coordinated architectural plans together with the structural, services and specification information that defines the work. Planning drawings alone often lack the detail needed for a fixed construction price.

Architectural drawings

Include dimensioned existing and proposed plans, elevations, sections and relevant construction details. Roof geometry, extension junctions, floor levels and new openings should be shown clearly. Give each contractor the same drawing revisions.

Structural design

Where the works affect load-bearing elements, provide relevant structural engineer's drawings and calculations. Beam layouts, structural openings, foundations and temporary works requirements can materially affect the construction method, price and programme.

Specifications and finishes

Specify the intended quality and extent of windows, external doors, rooflights, kitchens, bathrooms, floor finishes, joinery and decoration. If these are undefined, different contractors may allow different products or provisional amounts.

Mechanical, electrical and drainage design

Where relevant, provide information covering heating, hot water, ventilation, lighting, electrical works, drainage and connections to existing services. Complex schemes may require separate services or drainage design.

Approvals, surveys and site constraints

Share the planning decision and relevant conditions, available building regulations information, site surveys and known access constraints. Planning permission establishes what may be built; it does not necessarily provide the technical detail required to price how it will be built.

How to compare the resulting quotations

Ask each contractor to identify exclusions, provisional sums, assumptions, programme duration and VAT treatment. Comparable documents and clear qualifications matter as much as the final figure.

What if some details are missing?

A contractor may still offer an indicative budget based on documented assumptions. That is useful for early decisions, but should not be mistaken for a fully defined fixed-price tender.

Next step

Before submitting your enquiry, gather the latest drawings, an indicative construction budget and your preferred start date. This helps a contractor determine whether the project is ready for a formal quotation.
