What information do I need before you can build my extension?

Accepted Answer

Ideally, you should have planning or architectural drawings, the relevant planning approval, technical or Building Regulations drawings and structural engineer's calculations. For more detailed projects, an interior design or finishes specification is also helpful. We can review what you already have and identify anything still required before construction starts.

Do I need planning permission for a house extension?

Accepted Answer

Many extensions require planning permission, although some smaller extensions can be carried out under Permitted Development rights. This depends on the size and design of the extension, the property type, its location and any restrictions affecting the property. We recommend confirming the planning position before construction begins.

Do I need Building Control approval for an extension?

Accepted Answer

Yes. House extensions generally require Building Regulations approval. Building Control will inspect key stages of the works and ultimately issue the completion documentation once the project satisfies the applicable requirements.

Will I need a Party Wall Agreement or need to notify my neighbours?

Accepted Answer

Possibly. The Party Wall etc. Act may apply where work affects a shared wall, involves excavation close to a neighbouring property or otherwise falls within the Act. Even where a formal Party Wall notice is not required, we normally recommend keeping neighbours informed before disruptive construction work begins.

Will I need a Thames Water build-over agreement?

Accepted Answer

Only where the proposed extension affects a public sewer or is sufficiently close to one for Thames Water's requirements to apply. This should normally be checked during the technical design stage so any build-over agreement, sewer diversion or drainage amendments can be dealt with before construction.

Can I live in my house while the extension is being built?

Accepted Answer

In many cases, yes. The majority of the extension can often be constructed while the existing house remains occupied. There will, however, be more disruption when the new extension is opened into the existing property and when internal services and finishes are completed.

As a broad construction guide, many London extensions fall in the region of approximately £2,000–£2,500+ per m², depending on the structure, specification, access, glazing, kitchens, bathrooms and finishes. We provide a detailed quotation once we have reviewed the drawings and project requirements.

How long does a house extension take to build?

Accepted Answer

As a general guide, a straightforward single-storey extension may take approximately 8–10 weeks, a wraparound extension around 10–12 weeks, and a double-storey extension approximately 13–15 weeks. More complex structural work or higher specifications can increase the programme.

Will I have a dedicated team and will you manage the project from start to finish?

Yes. Each project has dedicated management overseeing the programme, trades, site activity, procurement and day-to-day construction. We manage the works from mobilisation and structural construction through to services, finishes and final handover, giving you a clear point of contact throughout the project.
