Designed. Built. Delivered in Wimbledon.
Adam Group led our largest and most complex project to date as main contractor under a full Design & Build delivery — coordinating the novated design team, procurement, construction, fit-out, external works, commissioning and handover of the complete residential development.
The largest construction project in our company history.
The development occupied a previously unused parcel of land beside an existing residential building containing more than 90 occupied flats. True North secured planning for nine new-build apartments as the first stage of a wider residential strategy.
Adam Group was appointed as lead main contractor under a full Design & Build arrangement. The client's professional team was novated to us and coordinated through our project, design, commercial and site management structure from technical development through to final handover.
The nine apartments were completed as a fully serviced residential building and were subsequently converted into 25 HMO units. Our responsibility covered the complete development: design coordination, procurement, construction, interiors, building services, external works, landscaping, testing and commissioning.
The existing development remained operational while the new building was delivered alongside it.
The only route serving the site also carried residents, pedestrians, deliveries and construction traffic.
High-volume spoil movements were tightly sequenced without closing the shared residential route.
Hard and soft landscaping, planting, trees, fencing, patios, lighting and associated drainage.
A complete new residential building, subsequently reconfigured into the wider HMO accommodation strategy.
Low-carbon systems, water storage and pumps, EV charging, external lighting and full utility infrastructure.
A live residential site with one shared route and an intensive excavation programme.
More than 1,000m³ of material was removed simply to lower the development platform. Across foundations, drainage, services and the wider groundworks operation, total excavation was approximately 2,500m³ — all delivered while the neighbouring residential development remained live.
The approximately three-metre route had to remain functional for existing residents while also supporting plant, deliveries and construction traffic.
At peak excavation we coordinated around thirty grab-lorry movements per day as part of the wider earthworks programme.
Banksmen, delivery slots, temporary controls and daily logistics planning kept the development moving without losing control of the resident interface.
Designers, subcontractors, suppliers, logistics and programme dependencies were managed through one coordinated delivery structure.
From technical design and procurement to construction and handover.
The project demanded continuous design development as well as construction delivery. The original SFS structural concept was ultimately replaced with traditional brick-and-block cavity construction, requiring the design team, structural solution, procurement and programme to be re-coordinated while the project was live.
Design & technical coordination
Novated consultants, specialist designers, structural revisions, technical interfaces, approvals and buildability managed through the Design & Build process.
A flagship build, documented from construction through to completed homes.
Completed project photography from Struan House, covering the finished building, apartment interiors, external works and landscaping.
The value was in coordinating the interfaces, not just completing individual packages.
On a project of this scale, structure, envelope, services, fire strategy, interiors and external infrastructure could not be managed in isolation. Our main-contractor role was to resolve those interfaces through design coordination, procurement, sequencing, quality control and commissioning.
Novated consultants, specialist design information and construction requirements coordinated into buildable site packages.
Masonry, concrete floors, roof, glazing, balconies and weathering resolved as interconnected construction systems.
Heat pumps, water systems, electrical distribution, PV, life-safety systems and controls coordinated with structure and finishes.
Fire-stopping, compartmentation, life-safety installations and technical requirements managed through construction and close-out.
Kitchens, bathrooms, joinery, flooring, decoration, fittings and furniture sequenced through final quality control.
Drainage, landscaping, parking, EV infrastructure, lighting and statutory service connections coordinated into final completion.
Utility delay outside the build. Fast close-out once the connection landed.
Thames Water repeatedly moved the permanent connection date. The missing water connection ultimately pushed practical completion by approximately five weeks even though the project had otherwise reached the final completion stage.
Once permanent water was connected, our team completed the outstanding testing, commissioning and close-out sequence and handed the site back within approximately two weeks.
Structure, envelope, interiors, services and external works progressed under the main-contractor programme.
Changes to the utility provider's connection date prevented the final integrated testing sequence.
The completion date moved because a statutory connection remained outstanding outside the construction team's direct control.
Once permanent water became available, the remaining commissioning and handover sequence was closed rapidly.
Experience that goes beyond domestic extensions.
Struan House demonstrates the level of management required for larger residential construction in Wimbledon: live-site logistics, design-team coordination, structural change, building services, specialist procurement, statutory interfaces and full finishing under one lead contractor.
