A six-month, ultra high-spec refurbishment of a private seventh-floor penthouse, delivered within one of South Kensington's most demanding luxury residential environments.

This private five-bedroom penthouse formed part of a newly completed luxury apartment building in South Kensington. Adam Group was appointed to complete the apartment to an exceptionally high standard, coordinating a demanding private-client brief across bedrooms, bathrooms, kitchen, dining and living spaces and the property's extensive terrace areas.

The project was completed over approximately six months. The standard of the building, the expectations of its residents and the quality demanded inside the apartment meant that every stage of delivery had to be carefully controlled, from access and material movement through to final decoration, specialist installation and handover.

THE PROJECT

A complete penthouse fit-out for an exacting private-client brief.

The apartment required a comprehensive high-end fit-out with particular attention to the kitchen, bathrooms, principal living spaces and bespoke finishing details. The brief called for a level of precision appropriate to an ultra-prime penthouse rather than a standard residential refurbishment.

The residence incorporated substantial entertaining and dining areas together with terrace space and luxury leisure amenities. The building itself provided concierge services, 24/7 security and private underground parking, placing the works within a tightly managed premium residential environment.

Every visible junction, finish and final detail mattered. The delivery team therefore had to manage not only the construction sequence, but also protection, access, deliveries, specialist trades and the expectations of the client and building management throughout the programme.

The project combined five-bedroom private accommodation with substantial entertaining spaces, bespoke storage, specialist wellness areas and access to premium residential amenities.

High-end apartment projects are often judged by the final few millimetres, but reaching that standard depends on disciplined sequencing, protection, coordination and quality control from the beginning. This project required all four to operate together throughout the six-month programme.

WORKING IN SOUTH KENSINGTON

Prime residential work is as much about control as construction.

In a fully managed luxury building, every delivery, movement and noisy operation affects more than the apartment itself. The programme must work around residents, concierge teams, security procedures, shared circulation and the quality expectations of the building as a whole.

Daily coordination with building management, concierge and security kept access, working hours, contractor movements and resident interfaces controlled throughout the programme.

THE FINISH

High-specification work is defined by consistency, not one feature.

The completed penthouse brought together luxury residential finishes across multiple rooms and functions. The objective was a consistent standard from the principal entertaining spaces through to bathrooms, bedrooms and private leisure areas, with the final presentation reflecting the quality expected of a South Kensington penthouse.
