BUILDING CONTRACTORS IN NOTTING HILL GATE
Period homes. Modern interiors. Serious construction behind both.
Residential refurbishment and conversion across Notting Hill and W11 - from high-specification private flats to complex developer-led reconfiguration.
W11 PROJECT EXPERIENCE
Two properties. Two completely different briefs. One local delivery record.
Our work in W11 ranges from carefully detailed private residential refurbishment to intensive developer-led conversion. The specification changes. The need for programme control, coordination and considerate site management does not.
A three-bedroom architect-led refurbishment at 35 Elgin Crescent, combining fitted joinery, carefully selected finishes and consultant coordination within a restricted residential building environment.
35 ELGIN CRESCENT · W11
A relatively compact flat with a surprisingly large number of moving parts.
The three-bedroom apartment was comprehensively refurbished to a high residential specification within a period Notting Hill building. The project combined fitted joinery, carefully selected finishes and coordinated services with the practical constraints of working inside a shared residential building. Long-lead items had to be procured against a fixed programme while Adam coordinated the client, architect, structural engineer and Building Control.
The finish mattered. So did everything required to get there.
WORKING IN NOTTING HILL
The finished room may look effortless. Getting there usually is not.
Many W11 projects happen inside valuable existing buildings rather than on open sites. Shared entrances, retained architecture, neighbours, restricted working hours and tight delivery windows all become part of the construction problem.
Common entrances, stairs and circulation need protection and disciplined site behaviour throughout the programme.
Materials, waste and fitted items have to move through buildings that were never designed to operate as construction sites.
New services, joinery and finishes must integrate cleanly with retained period architecture and existing structure.
Noise, deliveries and disruptive work require proper planning when homes sit immediately above, below and beside the site.
DETAIL + COORDINATION
High specification only works when the interfaces are right.
Joinery, stone, lighting, flooring, sanitaryware and decoration all meet somewhere. Those junctions need to be resolved before the final trade arrives, not discovered after the finish has already been installed.
DEVELOPER-LED RESIDENTIAL CONVERSION
Five bedrooms became seven - without turning the project into seven compromises.
Adam Renovations converted an existing two-storey five-bedroom flat into a seven-bedroom HMO for an experienced residential developer. The brief was commercial and practical: reorganise the accommodation efficiently, renew the interior and produce robust, rentable rooms within a controlled fourteen-week programme.
The challenge was less about decorative extravagance and more about making a heavily reconfigured property work properly. Layouts, bathrooms, services, circulation and finishes all had to operate together while labour, materials and waste moved through a difficult residential site with restricted deliveries and close neighbours.
BUILT FOR USE, NOT FOR SHOW
A rental property does not need marble everywhere. It needs to work every day.
Camelford Court called for a different kind of judgement from Elgin Crescent: straightforward materials, practical rooms, efficient use of space and a consistent finish that could stand up to regular occupation and maintenance.
Simple, robust finishes selected around everyday occupation, cleaning and ongoing maintenance rather than decorative excess.
Existing accommodation reorganised carefully so additional bedrooms could be created without losing the practicality of the two-storey layout.
Bedrooms, bathrooms, circulation and shared areas brought to one clean, usable standard across the completed conversion.
WHAT WE DELIVER IN NOTTING HILL
Different briefs. One managed construction process.
We work directly with homeowners, developers, architects, structural engineers and other consultants depending on how the project is procured. The common thread is clear responsibility for coordinating the build from programme and procurement through to completion.
