HOLLAND PARK · WEST LONDON
Building beautifully in Holland Park.
PROJECT DOSSIER · W11
More space was only part of the brief.
The existing lower-ground residence was constrained by fragmented rooms and an underused rear vault. The objective was not simply to extend it, but to rethink how the apartment worked — creating a generous kitchen, dining and living environment, three bedrooms, three bathrooms, utility space and a much stronger relationship with the garden.
Adam Group stripped the property back, introduced new structural steelwork and opened the principal living areas. A new rear extension formed the centre of the completed plan, while the existing vault was excavated, structurally secured, waterproofed and brought into proper residential use.
The result is a substantially more capable home: brighter, wider, better connected and completely refurbished from structure through to final finish.
THE TRANSFORMATION
The same footprint began to work in an entirely different way.
The design response was driven by the weaknesses of the existing lower-ground arrangement: poor connection, underused space and a rear elevation that did little for the rooms behind it.
Constrained, fragmented and carrying unusable volume at the rear.
A brighter, wider home organised around one continuous living environment.
BELOW THE FINISH
The rooms you see were made possible by the work you don’t.
The rear vault was not a decorating exercise. It required proper below-ground construction before it could become dry, stable and useful residential accommodation.
The redundant vault was dug out and reworked to create usable residential volume while maintaining control of the surrounding structure and working within a constrained London site.
Existing elements were structurally secured and underpinned where required so the revised below-ground arrangement could be formed safely and integrated into the rest of the residence.
The new accommodation needed a robust below-ground envelope. Waterproofing was therefore treated as core construction rather than a cosmetic layer added at the end.
A dedicated sump arrangement supported the lower-ground drainage strategy and allowed the converted space to function reliably as part of the completed home.
THE NEW LIVING SPACE
From fragmented rooms to one continuous place to live.
New structural steelwork and the rear extension created a generous kitchen, dining and living environment with direct visual and physical connection to the garden.
PRIVATE ACCOMMODATION
Three bedrooms. Three bathrooms. No wasted space.
The completed plan uses the lower-ground footprint carefully, balancing the generous new living area with quieter bedrooms, storage and a circulation sequence that feels deliberate rather than leftover.
WHAT THE PROJECT ACHIEVED
A series of structural decisions changed how the whole home performs.
BUILDING IN HOLLAND PARK
Prime residential work requires more than a good finish.
Period properties in Holland Park and the surrounding W8 and W11 streets often combine valuable retained fabric with old structure, constrained access, close neighbours and ambitious new accommodation. Successful delivery depends on sequencing, protection, structural coordination and disciplined management from the beginning.
Adam Group undertakes substantial refurbishments, extensions, structural alterations and new-build residential work across West London, coordinating the construction as one programme rather than a collection of disconnected trades.
