HIGHGATE · N19
Building contractors in Highgate.
Residential extensions, structural work and complete refurbishments across Highgate and N19, backed by three completed local residential projects.
THREE REAL N19 PROJECTS
Different properties. Different scopes. One local track record.
Our N19 work spans two substantial house projects and a complete three-bedroom flat refurbishment. Cressida Road combined a wraparound extension with wider refurbishment, Gresley Road combined a rear extension with refurbishment throughout the house, and Hornsey Road was rebuilt internally as a complete flat renovation.
An extension-led family-house refurbishment at 42 Cressida Road, combining structural work, new rear and side accommodation, glazing, internal changes and external works while the property remained occupied.
42 CRESSIDA ROAD · N19 3JW
A wraparound extension and full-house refurbishment delivered while the home stayed in use.
The Cressida Road project combined a rear-and-side wraparound extension with wider refurbishment of the existing home. Foundations, structural steelwork, roof construction, glazing, internal remodelling, kitchen and WC works, services and external improvements all formed part of one coordinated build. Because the family remained in the property, protection, access and sequencing had to be planned around day-to-day occupation.
WHY IT MATTERS
The project was more than an extension.
New structure had to connect to an existing occupied house, while glazing, finishes, services and external works all followed behind it. The result depends on those workstreams being planned as one project rather than a sequence of unrelated trades.
BUILDING IN HIGHGATE
Older London homes rarely give you a completely clean starting point.
Existing structure, close neighbours, restricted access and retained finishes all shape how the work needs to be delivered. The best approach starts with the actual building and works outward from there.
22 GRESLEY ROAD · N19 3JZ
Rear extension and full-house refurbishment at 22 Gresley Road.
This 2022 project combined a new rear ground-floor extension with refurbishment works through the existing period terraced house. The works included the extension itself, associated internal refurbishment, first-floor bathroom re-tiling, a new rooflight to the front roof and internal decoration throughout. The property remained lived in during the works, so access, protection and sequencing had to be managed around an occupied home.
Good building work is often the part people stop noticing when the project is finished.
360A HORNSEY ROAD · N19 4HT
A three-bedroom flat rebuilt from the inside out.
The second-floor flat was stripped back and comprehensively refurbished. The scope included a new kitchen, bathrooms, sanitaryware, flooring, decoration and full internal renewal. This was not about creating an oversized show home; it was about turning a tired three-bedroom flat into a properly finished, practical home with every visible surface and key fitting renewed.
COMPLETE INTERNAL RENEWAL
A good refurbishment should feel straightforward when it is finished.
Kitchen, bathrooms, flooring, decoration and sanitaryware all need to meet cleanly. The complexity belongs in the construction process; the finished flat should simply feel coherent, practical and ready to live in.
WHAT MATTERS ON A HIGHGATE BUILD
Good management protects the finish before the finish even exists.
The final photographs matter, but the quality of a residential project is usually decided much earlier: in access planning, protection, sequencing, coordination and procurement.
Residential streets and upper-floor properties often provide limited room for materials, waste and deliveries. The site plan needs to reflect the actual building and access route from the beginning.
Where clients remain in the property, separation, cleaning, safe routes and the timing of disruptive work become part of the programme rather than secondary housekeeping issues.
Extensions and remodelling create junctions between new and existing structure, services, floors, roofs and finishes. Those interfaces need resolving before they become expensive site problems.
Glazing, kitchens, sanitaryware, flooring and bespoke items need realistic lead times and installation dates. The programme works when procurement and construction are managed together.
A strong handover comes from systematic inspections, snagging, testing, protection and final detailing rather than a frantic clean-up at the end of the job.
