HAMPSTEAD · NW3
Building contractors in Hampstead.
Substantial residential refurbishment, extensions and carefully managed building work for Hampstead homes - with three real NW3 projects behind the promise.
THREE REAL HAMPSTEAD PROJECTS
Different homes. Different briefs. One local track record.
Hampstead building work is rarely one-size-fits-all. Our recent NW3 experience ranges from a full-house refurbishment to an architect-led rear extension and a focused garden, outbuilding and external refurbishment package.
A broad refurbishment programme at 97 Platts Lane, bringing together internal finishes, plastering, flooring, glazing, services and external works under one coordinated contract.
97 PLATTS LANE · NW3 7NH
A full-house refurbishment with a clear programme.
The Platts Lane brief covered a wide range of internal and external work rather than a single isolated room. The contract brought together strip-out, plastering, flooring, windows and external doors, heating and plumbing items, decoration, carpeting and external works. For the client, the value is simple: one programme, one management structure and clear responsibility for bringing the whole house together.
WHY IT MATTERS
Refurbishment is coordination, not a collection of trades.
On a whole-house project, each decision affects the next one. Floors meet joinery, services disappear behind finishes, windows affect making-good and decoration follows only when the earlier work is genuinely ready. Strong sequencing protects both quality and programme.
BUILDING IN HAMPSTEAD
The best work improves the house without stripping away its character.
Hampstead homes often come with established architecture, mature gardens, close neighbours and details that are worth retaining. The construction approach has to respond to the property rather than force the property into a standard process.
11 FROGNAL WAY · NW3 6XE
A new rear extension while the main house remained occupied.
This architect-led project involved replacing the single-storey rear extension and carrying out general refurbishment work. The main house remained occupied, so the construction method had to consider separation, access, cleanliness and sequencing as carefully as the extension itself. The contract also involved coordination with the architect and structural engineer, with contractor design responsibilities covering the building envelope, M&E and drainage.
When people are living in the house, site management becomes part of the build quality.
51 FROGNAL · NW3 6YA
A focused refurbishment can change how the whole property is used.
At 51 Frognal, the brief was more targeted: approximately £50,000 of refurbishment across the outbuilding, exterior, windows, floors, walls and patio. The emphasis was not on rebuilding the house. It was on improving the spaces around it and making the garden outbuilding work properly as a home office.
THE OUTBUILDING
A proper room at the end of the garden.
A garden office only works when it feels connected to the house but independent enough to be useful. The surrounding patio, garden, glazing, finishes and access all contribute to that experience.
WHAT MATTERS ON A HAMPSTEAD BUILD
Good construction is often about the things you do not see at the end.
The finish matters, but so do the decisions that protect the property, neighbours, programme and budget while the work is happening.
Many Hampstead streets and plots do not give contractors unlimited storage or easy vehicle access. Deliveries, waste removal and material handling need to be planned around the actual property, not left to chance.
Close neighbours and local working restrictions make communication and sensible sequencing important. The aim is not to pretend construction is silent; it is to control disruption and avoid unnecessary friction.
Older homes can reveal uneven structure, historic alterations and valuable retained features once work starts. Protection, investigation and measured making-good are essential if the finished work is to feel considered rather than patched together.
Decisions on structure, details and services need to arrive before they become site delays. We work with the design team so information is converted into buildable actions, procurement and sequencing.
Programme is not just a completion date. It is the order in which trades, decisions, materials and inspections need to happen. A realistic sequence gives the client better visibility and the site team fewer avoidable surprises.
