Building Contractors in Fulham
A complete residential redevelopment: reworked interiors, a new roof-level extension and a contemporary two-bedroom flat created within an existing London building.
The upper part of the building was substantially redeveloped. The existing first-floor flat was fully refurbished while the roof space above was transformed through a new rear roof extension and second-floor addition.
Flat 1 was comprehensively upgraded and Flat 2 was created as a completely new self-contained two-bedroom apartment, with both homes finished as part of one coordinated redevelopment.
Creating another home above an existing building required considerably more than a loft fit-out.
The existing first-floor accommodation had to be opened up, strengthened and rebuilt so the new upper level could be formed properly above it.
Strip back
The existing first-floor flat was opened up and comprehensively refurbished so the revised layouts and new structure could be introduced properly.
Strengthen
Substantial structural steelwork was installed to support the new second-floor accommodation and altered roof structure.
Build upward
A new upper level, rear roof extension, floor structure and staircase were constructed above the existing first floor.
Protect the building
Full scaffolding and a temporary weatherproof roof allowed the original roof to be opened and reconstructed while protecting the occupied property below.
Complete the homes
Both upper-floor flats were fitted out from start to finish, including kitchens, bathrooms, services, flooring, lighting, joinery, decoration and final finishes.
A new upper level integrated into the existing building.
The additional accommodation changed the rear and roof profile substantially, with new roof-level construction, slate finishes, glazing and associated external works incorporated into the retained building.
Designed as finished homes, not simply additional floor area.
Both upper-floor flats were fully fitted out by Adam Renovations. The new apartment combines two bedrooms, two bathrooms and open-plan living accommodation within space that had previously been largely unused roof volume.
Two flats. One complete redevelopment.
The project did two different things at once: it upgraded the accommodation that already existed and created an entirely new home from space above it.
Flat 1
The existing first-floor flat was comprehensively refurbished, including a new kitchen, bathrooms, associated services and complete internal finishes.
Flat 2
A completely new self-contained two-bedroom apartment was created through the new upper-floor and roof-level extension, unlocking residential space that had not previously existed.
One project
The existing refurbishment and new-build elements were delivered together so the structural work, services, weather protection and final fit-out could be coordinated as one programme.
The building changed substantially without losing its identity.
From the street, the period character remains the first impression. The larger intervention happened behind and above it: new accommodation, a reworked interior and a roof-level extension integrated into the existing property.
Project at a glance.
The ground-floor home remained occupied throughout.
The redevelopment took place above an occupied flat, so access, protection, noise, deliveries and day-to-day construction activity all had to be managed around people continuing to live in the building.
Occupied property
Access and essential services to the ground-floor home had to be maintained while substantial work continued above it.
Temporary roof
The building was fully scaffolded and protected by a temporary weatherproof roof so the existing roof could be opened up and reconstructed without leaving the property below exposed.
Busy-road logistics
Deliveries and site access from Fulham Palace Road required careful daily planning, together with considerate management of neighbours and the surrounding residential environment.
Utility connections
Incoming electrical and water supplies required upgrading for the additional accommodation, with third-party utility works becoming a significant programme constraint.
There can be significant value in the space above an existing property.
332 Fulham Palace Road shows how underused roof space can be transformed into valuable new residential accommodation.
Adam Renovations managed the redevelopment from structural alterations and new upper-floor construction through to services, kitchens, bathrooms and final completion.
For owners considering a roof extension, additional storey or residential conversion, projects like this demonstrate what can be achieved when the structure, construction and final fit-out are considered as one project.
