Construction & Refurbishment in Chelsea
Major refurbishment, structural alteration and mixed-use redevelopment in Chelsea, illustrated by our transformation of 306 Fulham Road into commercial accommodation and six fully rebuilt apartments.
DELIVERED IN CHELSEA
A retained building. Rebuilt from the structure out.
306 Fulham Road was comprehensively stripped out and reconfigured. The works included major demolition, first- and second-floor rear extensions, a completely new roof, extensive structural alterations and several tonnes of new structural steelwork to reinforce and reshape the existing building.
The lower-ground and ground floors were rebuilt as commercial accommodation, while the upper floors were reorganised into six self-contained apartments with terraces. New entrances, layouts, services, finishes and external elements were coordinated as one complete redevelopment.
306 Fulham Road · Project profile
306 FULHAM ROAD · CHELSEA SW10
Major redevelopment above and below the existing structure.
Virtually every part of the property changed: the retained structure, roof, rear building line, internal layouts, entrance arrangement, commercial accommodation, apartment layouts, terraces, building services and finishes.
Structural work was a defining part of the job. Existing elements were opened up, strengthened and altered while multiple tonnes of new steel were introduced to support the revised building form and new accommodation.
COMPLETED PROJECT
Finished spaces across the redevelopment.
The completed apartments combine new layouts, building services, kitchens, bathrooms, joinery, flooring and decoration within the substantially reconstructed building.
PROJECT DELIVERY
Six major workstreams. One coordinated programme.
The project combined structural alteration, building-envelope works, residential and commercial reconfiguration, new services and complete fit-out. Each workstream had to be sequenced around the retained building, temporary works, restricted access, design development and third-party utility interfaces.
Major demolition, opening-up, retained-structure alterations and several tonnes of new structural steelwork.
First- and second-floor rear extensions, complete roof replacement and associated envelope works.
Lower-ground and ground-floor commercial accommodation together with a substantially revised entrance and circulation strategy.
Complete internal layout change across the upper floors, creating six self-contained apartments with private terraces.
New electrical, heating, plumbing, gas, metering, sanitaryware and landlord services coordinated throughout the building.
Joinery, glazing, kitchens, bathrooms, flooring, tiling, decoration, terraces, testing and final completion.
BUILDING IN CHELSEA
High-value refurbishment depends on control, not just finish.
Chelsea projects often combine retained buildings, constrained access, demanding design coordination and a high standard of final finish. The construction sequence has to work just as well as the completed interiors.
COMPLETED IN SW10
Commercial space below. Six apartments above. One complete redevelopment.
306 Fulham Road demonstrates the level of construction management required when an existing London building is substantially reworked while retaining its primary structure. Major demolition and steelwork, extensions, a new roof, complete services, residential layouts, commercial accommodation and final fit-out were all delivered through one coordinated project.
